Barfoot & Thompson reported their August sales results showing a strong performance with sales of 830 sales and an average sale price of $532,023. Barfoot & Thompson are the largest real estate group to operate in the Auckland market and provide an early indicator to the likely performance for the country at large.

The sales as shown in the chart below have risen from the trough which perpetuated for much of the 12 months to February of this year when average monthly sales hovered around 550. Whilst this does represent a 50% year on year increase at 830 sales – the figure for August 2006 (936) and August 2007 (765) does provide some perspective.

In terms of average selling price the tracking of price in the region over the past 3 years shows the significant rise through the final year of inflationary pricing in late 2006 / early 2007 followed by the plateauing through the remainder of 2007 before prices began to fall from the peak of December 2007 when the average price reached $559,804.

The current price level of $532,023 represents a 5% fall from peak, somewhat of a recovery from the low point of March of this year when the fall from peak totaled 12%.

Auckland is 4th Best City to Live In

Apparently Sydney offers best Australian quality of life but Auckland comes at 4th overall in Mercer’s 2009 Quality of Living Survey. I must say that I do love living in Auckland, I don’t know of any other city that has such an amazing harbour which is so accessible. Sydney has a great harbour but you feel that you can never get away from everybody which is easy in Auckland, just jump on a ferry and you are taken to the numerous islands in the Hauraki Gulf.

Wellington came in 12th overall, above Melbourne (which I’ve always thought of as being more Wellington like) and only just behind Sydney at Number 10 (Our Auckland equivalent?.) So now that we’ve topped the battle of the cities lets try and beat them in a few Trans-Tasman sports competitions this winter!

Herne Bay properties on realestate.co.nzHerne Bay holds the honour of the most expensive suburb in NZ as reported recently in the NZ Herald. Whilst the average price quoted in the article is open to some interpretation there is no doubt that this suburb is an exclusive enclave of inner Auckland.

The last census showed that there is a resident population of 3,666 from among 1,491 dwellings.

In the 12 months from December 2007 to November 2008 there were 44 reported sales by real estate agents in the suburb – total sales value – just under $83 million, resulting in an average price of $1.885 million. The graph below shows the distribution of sales from highest to lowest.

The top priced property sold for $9.25m in the year, however there were only 5 properties sold over $3m, and a further 7 in the range of $2m to $3m.

Currently there are 67 properties on the market with some units for sale around the $500,000 mark whilst single dwellings start around the $1m mark.
