Terralink International are NZ’s leading provider of geo-data and mapping technologies. There capability extends to providing a street cam video service. This service maybe seen as a complement to the well appreciated, understood and much used Google Street View.

One of the benefits though of Terralink doing this as a NZ company, has been their ability to be able to provide this service on the ground in the heart of Christchurch. The CBD of the beautiful garden city has been cordoned off since the horrific earthquake of February 22nd. Terralink has been allowed to enter the Red Zone and provide images of all the streets in a detailed 360 degree view as seen from this snapshot below which shows the area of Cathedral Square.

The online site of eqstreetcam provides an interactive visual which is easy to navigate with motion video as well as single image capability – well worth a look.

As a point of disclosure Terralink International is a 45% shareholder in Zoodle.

The month of June saw mortgagee sales fall for the first time since the global economic recession began more than. As the chart below shows, the year on year variance in sales has been consistently positive since way back in November 2007.

A total of 202 mortgagee sales were recorded in June, by no means a return to normal levels pre-recession when monthly totals were in the order of 50 per month, but certainly a slowing from the 289 recorded in June last year and the 264 last month. On a seasonally adjusted basis sales in June were down by 24% from the month earlier.

As the chart above shows the sales per month have been keeping pace with, but not greatly exceeding 2009 sales figures since February. In the first 6 months of 2010 there have been 1,231 sales as compared to 1,262 in the same period last year.

Delving deeper into the numbers shows some interesting trends, specifically in regard to regional representation. The chart below shows the percentage of mortgagee sales by region for the first 6 months of 2010 as compared to 2009.

Most noticeable is the lessening of the impact of the Auckland region which has gone from 45% to 37% of sales. Rising sales have been seen in the Waikato (9% to 14%), Northland (6% to 8%) and the Manawatu (3% to 6%). With both Wellington and Canterbury reducing their dominance of mortgagee sales, it would appear that the provinces are suffering a higher degree of mortgagee sales this year than the metropolitan regions.

As 2009 ended, so 2010 began with continued high levels of mortgagee sales across NZ. Whilst the number of mortgagee sales recorded in January at 196 was down from the December figure of 252 it was up 30% over the 1st month of 2009.

As commented by Mike Donald (Managing Director of Terralink) “We do often see a drop in mortgagee sales in January, in fact there were fewer mortgagee sales in January than there were December the month before. This may be because January is generally a quiet business month in New Zealand as many of us are on holiday”

He went on to say “I don’t expect to see mortgagee sales returning to pre-recession numbers at all in 2010. I wouldn’t expect to see a major decline on forced sales until at least the middle of 2011,”

The fact is that pre-recession levels of mortgagee sales as seen through the period up until 2008 would only average around 50 per month, so clearly the current levels are upwards of 4 times that level. The chart below tracks comparative months mortgagee sales over the period of the last 3 years.

Terralink – partners in the Zoodle website, have launched a new free website which will be invaluable for the emergency services and ultimately all NZ’ers.

The New Zealand Address Register which is hosted at www.myaddress.co.nz is a simple tool to allow any home owner to verify their property address against the database Terralink holds for all properties across the country, currently amounting to close to 2 million.

Terralink provide the database services to the emergency services which ensure that when call outs occur the relevant services can locate the property speedily and thereby provide support as required. This is fine if your house is 45 North Street – a street that is clearly marked with a road name and the house has clear single dwellings on single sections. However say you live in a subdivided section or on the corner of 2 roads or out in a rural area, these scenarios may result in you having a different street address than is registered or even different for mail delivery.

Terralink’s new service allows you to locate your property and then ‘report’ the added information which you feel will help the emergency services find your property with ease – especially if you normally call your address one name and the postal service calls it another.

Clearly the database update is going to be a great benefit – not only for the emergency services, but also naturally for Zoodle as our service of property information relies on an accurate and comprehensive database of property addresses, something that myaddress.co.nz will greatly enhance.

The latest sales report released today by Terralink International continues to show the effect of the economic recession as it impacts NZ home owners. In January 150 property transactions were registered as mortgagee sales up 121% on the January 2008 figure.

In the 12 months to January 2009 a total of 1,385 mortgagee sales were recorded, this compared to 515 for the same period to January 2008 and 468 to January 2007.
